Upgrading wide angle lens for commercial work.

I have a Canon 17-40 F4 lens that I used for a long time as my wide angle lens. I then bought a Canon 16-35 F2.8 Mk1. I used both for interior photography for holiday properties. I've recently taken on a new client which is a high end hotel and I'd like to give them the best results I can get and I'm thinking that an upgrade may be a good idea for an improvement in optics. The 16-35L F2.8 mkiii would be the money no object choice but the 16-35L F4 is a lot cheaper but slightly less versatile. The question is, is there going to be a noticeable performance improvement and given I mostly shoot on a tripod... will the 16-35 F4 suffice? Obviously the 16-35 2.8iii is the most versatile as I occasionally shoot the night sky and events but if I sell the 17-40F4 and the 16-35 Mk1 I'd still have to find plenty of cash to afford it!
