I understand that but I'm not aware of any way to paint on a mask without altering the overlap points when brush opacity is less than full. That's why I suggest painting at 100% opacity with a shade of gray chosen via either the color picker (HSB > set B percentage) or the swatches pallet as was demonstrated above.
