Ok found out that the problem was in the lens. They are faulty,

Glad you got that figured out.

Still do consider some form of education; good photography is far more about the photographer than it is about the equipment.

2:)Olympus M. Zuiko Digital ED 12-40mm f/2.8 PRO

What would be the best one of those 3 for my type of work?

For what you've described you want to do, go with the 12-40 f/2.8 pro lens. The others are fine lenses, but their aim is to achieve low depth of field and/or low light photography. You need neither for what you want to do. (again, with education and knowledge you would have been able to answer this question yourself)

Also... when you suddenly find the 12-40 f/2.8 Pro no longer autofocuses, read the lens manual section for the focus ring and then slide it back into the autofocus position...

Btw...the man has sold the Olympus 12-40mm, so now Im left with Panasonic leica 25mm 1.4. Would it be the right investment?

No. Your best bet is a standard zoom lens. The 12-40 is the best of the bunch, but if you can't find one, a kit zoom will do.
