Next lens - UWA - fisheye or zoom?

I have posted a similar question on the lens forum but thought I would also ask here to widen responses.

I want a UWA lens to complement the 18-200VR which I use with my D40. The idea is to get wider than 18mm for landscapes and architecture. The main use would be while walking and/or visiting historical properties.

I thought I had decided on a Sigma 10-20 or Tokina 11-16 but have searched a bit more and read about the Nikkor 10.5 fisheye.

The question is would the fisheye lens be a better choice than the zoom?

Anybody have experience of the fisheye compared to the zoom?
