Look for a compact metropolitan survey area (MSA) of over 1,000,000. Also, if you are in retail you need to be right in the middle of town, not our in a rural area far removed from the population center. If you live five or ten miles down a two lane road in sparsely populated area you will struggle endlessly. Your competitor's are on main street. You need to be close by. No excuses.

The other metric that helps my market is the education level. People with higher educational achievement have much higher incomes and more disposable income. They also understand the intrinsic value of art.
