Is this even a thing? (Property/Real Estate - midrange)

Hey many thanks for a supportive response. I was just talking to the guy who sells my photos for me - I had no luck but he's my local LCS manager and knows everyone on the high street. He was saying 'Shoot weddings - people are looking for wedding photographers', which is true. I take your points re estate agent's margins too - I had no idea things had changed so much.

I'm massively hesitant about weddings, I need a whole different kit and so on but it may be the only way.

Have you come across this woman - Missy Mwac ? I just subscribed on youtube. She cracks me up, and points out all the pitfalls. I'm waiting for a call from a large group of estate agents to attend my workshops.. my pitch was that I can help them standardise their output across the brand, so it'll look like the same pro shot everything. We'll see.
