I do it for images that I like and that have a high enough contrast difference between the lightest colors and darkest colors. I like my black and white images to have a high contrast level.

If I have an image I want black and white but doesn't have enough contrast and using a contrast adjustment doesn't work I will do an HDR Tone Mapping in Photoshop or Topaz Adjust to get it there and then convert to black and white.
