Sigma 70-200 2.8 worth it over Nikon 70-300 4.5-5.6

Nikon 70-300mm f/4.5-5.6G ED IF AF-S VR $589
Sigma 70-200mm f/2.8 APO EX DG HSM OS FLD $1,399

There is a significant price difference between the two. In what situation will I absolutely need the 2.8 aperture over 4.5-5.6? Is it just low light fast action or anything low light like concerts? Can I still shoot fast action in good light like birds and air shows? I've read reviews, but would like real world experience. Did anyone try both? I'm also not sure what do get 200+ if I go with a 70-200 lens. I don't want to overlap lenses and long telezooms are really expensive. So if you recommend the 70-200 please let me know what my options are for 200+.

I could afford either lens, but if I get the cheaper one I can also get 12-24 Sigma $949 at the same time instead of waiting. I could use this for landscape photos.

I already have 50mm 1.8G. Trying to pick up a telezoom for airshows, sports, portrait, animals and landscape lens.

Thanks for the advice.
